Renovation and Property Improvement Addendum
Use with the Customer Service Terms.
1. Detailed Scope
The project agreement should identify the work areas, drawings or selections, materials, allowances, exclusions, start expectations, payment schedule and responsibilities of each party. Only listed work is included.
2. Existing and Concealed Conditions
Renovation work may reveal framing, wiring, plumbing, moisture, mould, asbestos, lead, rot, pests, structural movement or previous work that could not reasonably be assessed in advance. Discovery of those conditions is not included in the original price unless specifically stated.
3. Approvals and Regulated Trades
Permits, inspections, engineering, strata approval and regulated trade work will be allocated in the project agreement. Aurxio may coordinate qualified subcontractors and licensed trades. Work will not proceed where a required approval or qualified trade is unavailable.
4. Materials, Selections and Allowances
The customer must make selections by the requested deadlines. Delayed selections can affect price and schedule. Natural and manufactured materials may vary in colour, grain, pattern, texture and shade. Exact matching to aged or discontinued finishes cannot be guaranteed.
5. Change Orders
Changes must describe the revised work, price and schedule effect and must be approved before the change proceeds. A direction to a worker on site does not change the contract unless Aurxio confirms it through an authorized change order.
6. Dust, Noise and Site Protection
Renovation creates dust, vibration, noise and temporary disruption. Aurxio will use reasonable protection and cleanup methods included in the scope. The customer must remove or protect valuables, sensitive electronics, artwork, medicines, food and personal items. Specialized containment, daily deep cleaning and off-site storage are excluded unless listed.
7. Schedule
Project schedules are estimates and may change because of inspection timing, concealed conditions, material lead times, customer selections, weather, building restrictions, change orders or dependencies on other trades. Aurxio will communicate material changes and update the work plan where practical.
8. Substantial Completion and Deficiencies
The project is substantially complete when the improved area can reasonably be used for its intended purpose. Minor touch-ups or correction items may remain. The customer and Aurxio should record a deficiency list and a reasonable access plan for completion.
9. Cleanup and Disposal
Basic job cleanup and disposal are included only to the extent stated in the quotation. Hazardous waste, contaminated materials, unusually heavy debris, customer belongings and disposal requiring special handling are excluded unless expressly included.
